“Building Inspections should only be done on used homes”

This is another fatal misconception. Newly constructed homes also need to be thoroughly inspected to make sure that the building is constructed properly and meets all the safety standards. A lot of people are usually involved in the construction process and many things can go wrong.

“Licensed inspectors always provide quality inspections”

Not really. Just because someone has a license it doesn’t mean that he will do a good job. Most licensed inspectors are likely to be skillful, but not everyone with skills also has a good work ethics.

“Some other types of inspections such as appraisal, pest inspection, or code inspection can replace building inspections”

Absolutely wrong. There is no other inspections that can replace building inspections. There are some specific methods being used in the building inspection process that cannot be replaced by any other type of inspections.

“All types of inspector certifications are created equally”

There are various kinds of certifications for building inspectors, some of them only require the members to pay for an annual membership, while others require the members to have years of experience with hundreds of inspections already performed.

“All inspections are foolproof”

Even the best residential inspector could miss things, after all they’re only human.

“Residential inspectors ruin real estate industry”

This is definitely not true. It is a fact that a lot of residential inspections caused many real estate deals fall apart.
